Housing. The housing will be built in the districts of Sants-Montjuïc and Sant Martí.
The Ajuntament de Barcelona and Generalitat de Catalunya have signed a surface rights agreement for 11 plots of land in the Sant Martí and Sants-Montjuïc districts, with the aim of constructing 594 new affordable homes across the city. In addition, the winners of the tenders for seven of the nine planned developments have been announced, which will provide 433 homes with an estimated budget of around 81 million euros.
The transfer of these 11 plots marks the first phase of the HabitarB! programme, a cooperation agreement between the Ajuntament de Barcelona and the Generalitat de Catalunya. The programme aims to develop 1,700 homes throughout the city using an inclusive and sustainable construction model. Under the agreement, the Ajuntament is granting surface rights to the Generalitat for a period of 75 years. The Catalan Land Institute (Incasòl) is set to invest 221 million euros in the programme.
Seven winning teams, nine new developments and 433 homes
A jury made up of representatives from the Ajuntament de Barcelona, the COAC, the Catalan Housing Agency, and Incasòl reviewed the 277 bids submitted in the initial tenders. After several rounds of evaluation, seven winning teams were selected to design a total of 433 social housing units in the districts of Sant Martí and Sants-Montjuïc. The remaining two architecture tenders will be decided in the coming months.

Sants-Montjuïc district
- Carrer de Binèfar, 30–40: 211 homes – Lluís Jubert_Taller Arquitectura_ V architects
- Carrer de Miquel Porter i Moix, 16: 72 homes; and Carrer de Miquel Porter i Moix, 17: 14 homes – UTE Obra Miquel Porter i Moix (Jaume Alcover and Vivas Arquitectos)
- Carrer del Doctor Trueta, 130–134: 24 homes – UTE Botet Botet Oliver Savoya
- Carrer del Doctor Trueta, 187–189: 31 homes – UTE Javier Gavín Balda and José Francisco Bergua Orduna
Sant Martí district
- Carrer del Marroc, 124–126: 21 homes – UTE Terré Vidal (Pau Vidal and Yaiza Terré Alonso)
- Carrer d’Àvila, 96–100: 34 homes; and Carrer de Pere IV, 113: 8 homes – Pablo Roel Herranz
- Carrer de Sancho de Àvila, 50: 18 homes – BOGOM ARQUITECTURA SL
Construction of the nine developments is expected to begin in the first quarter of 2027 and conclude by the second quarter of 2029, with Incasòl investing over 81 million euros in the project.
